As most lake homeowners wonder about how much has my home’s value increased? This article will use factual statistics and graphs directly from the MLS for the past 5 years to show percentage increases (or decreases) to sales prices of lakeshore property owners.  Don’t hesitate to go to lakeplace.com/ to see current listings of any home on Bald Eagle Lake or White Bear Lake.

Graph #1 depicts the total number of lakeshore homes sold from 2021 to 2026:

This graph #1 reflects the downturn of total units that reflects the industry as a whole, supply of listings has been down significantly for all types of properties, specifically 2024 & 2025, two of the lowest supply years for listings in the last 40 years.  Good news is it is supposed to keep rising according to Real Estate Industry Economic experts.  Prediction for 2026 is a 14% increase YoY form 2025.   Overall, the listing units are lower than historical (this is your competition) which bodes well for sellers of lakeshore properties because less competition, means higher price can be asked.

Graph #2 shows total sales prices for White Bear Lake & Bald Eagle Lake properties from 2021 to 2026:

Please reference Graph #2, which shows that sales prices have been increasing (except for a dip in 2024-which was related to availability of listings being down as described earlier).  You will see that between 2021 and 2023 there was an increase in price (or your home value) of 75 % at its peak (middle of summer which also means great time to sell), settling back down by beginning of 2024 to an adjusted yearly growth of approximately 20% increase in value per year.  This 2021 to 2023 Median price topped out at $1.4M.

Then from 2024 to present (3/2026) we have seen another spike, but this one is much larger and peaked out at almost $1.6M.  So just between peaks, there has been a $200,000 dollar increase in Median price.  Again, a substantial increase, and probably due to lack of inventory.  Good news you may be benefiting from these extremely high increases in value per median sales price.  For one homeowner on Bald Eagle Lake (where a renaissance is taking ahold) it is not uncommon to see increases over a 10 year period of 100% !  Yes that’s double!
